NorthHollywood.
STATS AS OF AUGUST 2026
North Hollywood holds the largest concentration of mid-century apartment stock in the East Valley: garden courts, dingbats and two-story walk-ups built through the fifties and sixties, nearly all of it pre-1979 and covered by the city's Rent Stabilization Ordinance.
The B Line terminus is what separates NoHo from the rest of the Valley. Sites within walking distance of the station carry TOC density on top of their base zoning, so the same building can be underwritten as income or as a development parcel, and the two answers are frequently far apart. Owners here are often long-tenured; buyers are split between renovators working the turnover spread and developers assembling near the station.
