Rent control came with the building.

The Los Angeles Rent Stabilization Ordinance reaches rental units built on or before October 1, 1978, and this building is far older than that. A buyer takes on tenants whose rent can only rise by the city yearly limit, along with the city rules on relocation.

Nine years later on the same street.

In January 2024 I closed a duplex further down the same street, at 1344 S Berendo, at about $368,500 a unit. They are different kinds of buildings, so the two numbers are not a clean measure of how far the street has moved. They are two real sales a few blocks apart, nine years apart.
