What decides price on these blocks
East Hollywood is dense, heavily rent-stabilized, and close enough to Hollywood and Los Feliz that sellers frequently price against the wrong comp set. The stock is mostly prewar and small, tenancies are long, and the buyer pool is more local and more price-sensitive than two ZIPs west. Metro access supports density on some parcels, so the land test is worth running even where the building is fully occupied and performing.

Local long-hold owners and first-time multifamily buyers stepping up from duplexes, plus value-add buyers who underwrite slow, patient turnover rather than a fast repositioning. Nobody here is paying for a business plan that assumes units empty on schedule.
How I run the sale
I price the building three ways before we talk about listing it: in-place income at today's cap rates, market-rent potential after honest turnover math, and land value if the lot is worth more than the building standing on it. You get the closed comps behind each number and the ones that argue against me. If the answer is that you should refinance or hold, I will say so, and that has happened often enough that I would rather tell you early than spend six months proving it.
