What decides price on these blocks

Los Feliz is a small, tightly held market where very little trades in any given year, and that scarcity is the defining fact of pricing a building here. Thin volume means the comp set is genuinely short, and a single unusual sale can distort a median enough to mislead both sides. Character buildings, courtyard plans and hillside parcels carry premiums that a countywide price per unit will not show. When the recorded comps run thin, the honest method is to widen carefully into adjacent submarkets and say plainly which comps came from where.

Who buys in Los Feliz

Long-term hold buyers and owner-occupants who want a specific building rather than an asset class, frequently paying for architecture and street rather than for yield. Cap rate is often the last thing this buyer looks at, which changes how the building should be marketed.

How I run the sale

I price the building three ways before we talk about listing it: in-place income at today's cap rates, market-rent potential after honest turnover math, and land value if the lot is worth more than the building standing on it. You get the closed comps behind each number and the ones that argue against me. If the answer is that you should refinance or hold, I will say so, and that has happened often enough that I would rather tell you early than spend six months proving it.
