What decides price on these blocks
North Hollywood is a Valley market with city rules, and that combination trips up sellers and out-of-area buyers regularly. It is inside City of Los Angeles limits, so the RSO applies and Measure ULA applies to sales above the threshold, even though the roll post-marks much of the area under its own name rather than under Los Angeles. Transit density around the North Hollywood station makes the land question live on a number of parcels, and postwar stock here supports renovation economics that prewar Koreatown does not.
Who buys in North Hollywood
Value-add buyers who like postwar floor plans and surface parking, developers on the transit-adjacent parcels, and exchange buyers coming out of more expensive submarkets for yield.
How I run the sale
I price the building three ways before we talk about listing it: in-place income at today's cap rates, market-rent potential after honest turnover math, and land value if the lot is worth more than the building standing on it. You get the closed comps behind each number and the ones that argue against me. If the answer is that you should refinance or hold, I will say so, and that has happened often enough that I would rather tell you early than spend six months proving it.
