What's itworth?_
A free valuation of your Los Angeles apartment building, duplex or development site, from a multifamily broker rather than an algorithm. Address in, number out, inside 48 hours. Rent roll helps but isn't required. No listing pitch until you ask for one.
Type it and the county's own file comes back on this page: units, year built, assessed value, and where the building stands under rent control. Free, and before you give me anything.
Every closing published on this site, with the numbers, is at /track-record.
I run both sides of the exchange, the sale and the replacement, so the clock never runs you into a building you don't want. Off-market deal flow means an identification list with real buildings on it, not wishes.
Nothing. The valuation is the product. It is how owners find out whether I know their block, and most sit on it for months before doing anything. That is fine.
No. You get a number and the reasoning behind it. If selling is the wrong move at today's rates I will say so. Owners remember who told them the truth and they call back when it is time.
Yes. A large share of my deals trade quietly with no sign, no LoopNet and no nosy tenants. Three calls to proven buyers often beats a circus of tours.
Half my book. That runs from teardowns up to approved projects sold as the entitlement rather than the building. A site cleared for 32 units, priced as the approval a developer can build from. If you are mid-entitlement I can price it both ways, as-is dirt and as finished approvals.
